Spring is fast approaching and we all know here in SW Louisiana that means RAIN. Before you know it, Hurricane season will be upon us too.
Many folks don’t think they need flood insurance, because they are “not in a flood zone.”
Everyone in SW Louisiana is in a Flood Zone!
Some however, are in preferred zones – which simply means the area is less prone to flooding and the cost for insurance is greatly reduced from standard zones.
Fact is, many of the people affected by the Historic flooding in Baton Rouge / Denham Springs area last year (2016) were in “preferred” or low risk zones and most did not have flood insurance.
If you are located in a preferred zone (B, C & X) Flood Insurance can run as low as $349 a year for $100,000 worth of coverage. A $250,000 policy (maximum allowed to purchase) runs around $450 per year.
A small price to pay for peace of mind, don’t you think?
With the expansive growth in SW Louisiana, homes are popping up everywhere. This affects drainage and other factors that were previously not an issue when torrential rains or overflow of rivers, lakes or canals had somewhere to go. Remember, your home insurance policy does not cover “rising” water and just because the area you live in hasn’t flooded in 100 years, doesn’t mean it can’t or won’t.
Unless you’re purchasing a new home, a flood policy has a 30 day waiting period between the purchase date and effective date. Not only that, once Hurricane season starts, the slightest hint of a tropical storm shuts down your ability to purchase a flood policy.
